Our Services
As consultants to Developers, JOHN H. BEATTY & ASSOCIATES, INC. focuses on the numerous tasks and compliance requirements associated with the establishment of Common Interest Developments (CID’s).  Our initial emphasis on Operational Planning is to establish a concept of operations which clearly outlines the levels of service to be provided to the Owners and/or Tenants by the Association. Our Operating Budgets translate the decisions made regarding the Operational Plan and the relationship among entities into a statement of Cost of Operations.

In our thirty plus years of experience with creating Proforma Operating Budgets for CID’s we have dealt with the gamut of project types, complexities and sizes. Our work includes standard small scale condominium and Planned Unit Development (PUD's), expansive golf course communities to urban multi entity, multi use high-rises which have included multi level parking, commercial uses, hotels and condominiums. Our experience also includes planning and budgeting for Fractional Interest properties as well as Mello Roos and Community Facilities Districts.

Maintenance Manuals​
We have created a separate entity, Beatty, Anderson, Madewell & Associates, LLC, to create Common Area and Individual Unit Owner Maintenance Manuals to comply with the requirements of SB800.  Additionally, we are available to assist in the creation of such things as the Association’s Rules and Regulations, Move In/Out Procedures, Construction Requirements and Architectural Review procedures.
Association Consulting
​Our "hands-on" management experience provides a genuine understanding of the eissues and resonsibilities that exist in the operation of associations. This is particularly important in dealing wiht the unique requirements of mixed-use and planned communities.

In working with established associations. JOHN H. BEATTY & ASSOCIATES, INC. acts as an independent  evaluator of a aspects of operations. The resultant information is the basis for the development of an action plan for problem resolutions.

JOHN H. BEATTY & ASSOCIATES, INC. is experienced in assisting Associations in addressing their management requirements. This assistance can include assistance in the development of s0pecifications for managemnet services or job description for onsite staff, advertising, interviewing, evaluation and implemetation.

Reserve Studies
JOHN H. BEATTY & ASSOCIATES, INC. has prepared Reserve Studies for hundreds of associations throughout California.  Our Reserve Studies include both a Component Study and Funding Study which utilizes a Cash Flow Methodology. The data gathering process includes at least one site visit as well as discussions with the Board of Directors, management, onsite maintenance staff and service contractors.

Our Projected Useful Lives and Replacement Costs are based on actual costs and local conditions and not on “canned” cost programs.  Our sophisticated financial models assure prudent funding with minimum contribution and is in full compliance with applicable California Civil Codes.  The report is presented in a format that is a “user friendly” management tool and easily understood by both the Board and the membership.
Property Management
One of the aspects of ongoing consulting services to Associations that we provide is Management Services for Associations. We have been proactively managing many different types of properties for almost 40 years. While we focus on Owners’ Associations we have also been involved in the management of Master Associations as well as CSD’s which each bring their own complexities.

We are able to bring all of the various areas of our services (budgeting, reserves, construction, etc.) as well as experience consulting with those varied types of properties together to provide a unique skillset to our management clients.

Expert Witness
We provide additional support services to our clients who find themselves in the unfortunate process of litigation. We can provide assistance to the Board and their litigation team in the areas of budget and reserve analysis, Board & Management practices, rules enforcement and many others.
